Although we normally buy the properties outright by ourselves, we occasionally split equity 50/50 with our partners.
We cover the cost of the entire renovation including all building materials and labor involved with stabilizing the property.
While our partners cover the down payment for the property.
We structure the loans with our commercial banks so the down payment is equal to the amount of renovation/construction needed. We also manage and lease the property in house at true cost which ends up being a fraction of the cost of any other property management company.
